About Home Inspections and Additional Services

Home inspections can help you know your home. As a licensed home inspector near Veedersburg, IN, I am trained to identify defects that could create current or future problems. They could help identify maintenance items and items to monitor. Using the experience and education I’ve gathered in the past will help you understand more about your major investment.

A home inspection is a visual observation of the readily accessible areas of a home at the time of the inspection. That means inspecting the inside, outside, under the floor, and in the attic; if it is readily accessible.

A home inspection varies based on the size of the home and what features the building has under the floor and attics. It also depends on what services you would like to have completed. Typical inspections take about 2 to 3 hours with additional time for the report to be finalized.

The report is often sent within 24 hours of the inspection and the inspection fee is paid. A report will not be sent until payment is received by the home inspector near Veedersburg, IN.

Payment is due upon completion of the field inspection. Although, it is encouraged to pay before the inspection begins. Findings and the final report will not be shared until payment is made.

It depends on the home and your preference in most cases. For rural homes, I would recommend a water test. For older homes, I would recommend an Energy Assessment. All homes have radon, so I would always recommend testing to know. A termite inspection is also always recommended as they are prevalent in Indiana.

Termite inspections are a closer look at areas prone to termite activity. If termites are not obvious, then an inspection is encouraged.

Radon is in every home, knowing the amount of radon is important to the safety of the occupants. Especially if you smoke and/or spend a large amount of time in the home.

It is highly recommended if the home uses a private well source, especially in older homes. The test could show if the water is contaminated

The Energy Assessment will identify insulation levels, air leakage, and appliance information. A certificate is created to compare to the 2021 International Energy Efficiency Code.
